    Our client, a growing company in the residential construction industry, is seeking to add a key member to their team for an upcoming project set to break ground. Lock Search Group is thrilled to present an opportunity to join a Vancouver-based organization actively looking to onboard a Site Superintendent. Working closely with the Construction Manager, we are seeking a process-driven individual with prior experience in Wood-Framed Multi-Family developments. This presents an exceptional opportunity for an experienced and motivated professional within the Vancouver market.

    The Site Superintendent assumes a pivotal role in the daily operations of their projects. Responsibilities encompass the efficient management of on-site resource allocation, equipment, and subcontractors. The role demands an individual who is process-driven and proficient in software use (Excel, Bluebeam, Procore) for forecasting and monitoring project timelines. The primary objective is to safely deliver the specified work within the allocated timeframe, budget, and desired standards of quality and workmanship.
     
    Responsibilities:
     
    • Oversee and direct on-site activities in strict adherence to contract documents, company protocols, and industry best practices.
    • Collaborate with the Construction Manager to develop a two-week look-ahead schedule, ensuring smooth workflow.
    • Verify safety compliance among all labor forces, including subcontractors, and enforce project safety and quality-control policies.
    • Coordinate day-to-day activities of construction crews, owned and rented equipment, material supply, and subcontractors, maintaining positive relationships with owners, subcontractors, unions, etc.
    • Monitor the project site to ensure alignment with owner's standards, design procedures, contract specifications, and industry best practices.
    • Research and propose solutions for design problems, conflicts, unidentified interferences, and errors/omissions.
    • Collaborate with the Development Manager and Construction Manager to plan and implement schedules, determining crew/manpower levels, and ensuring the availability of necessary equipment and subcontractors.
    • Regularly review up-to-date cost reports with the team, analyze, identify solutions, and correct tasks not within budget.
    • Fulfill additional assignments and responsibilities as assigned by the Construction Manager and/or Senior Management.
    • The primary objective of the Project Superintendent is to deliver the specified work within the designated timeframe, budget, and desired standards of quality and workmanship.
     
    Requirements:

    • Minimum of 5 years of construction experience in a Superintendent, Assistant Superintendent or Project Manager role
    • Experience in constructing wood-framed Multi-Family developments, with a preference for stacked townhomes
    • Proven ability to effectively lead and manage on-site staff, as well as trades and consultants
    • Demonstrated commitment to high standards of quality and a proactive approach to task completion
    • Preference for experience in the Greater Vancouver market
    • Excellent communication, organization, time management, presentation, and interpersonal skills
    • Comfortable using Excel, Bluebeam, Procore software.
    • Open and approachable team player with a positive attitude
    • Strong work ethic and a keen interest in multi-family residential development
    • Robust working knowledge of local residential and commercial construction practices
    • Demonstrated ability to exercise necessary cost-control measures.
    • Demonstrated project management skills.
    • Ability to prioritize and manage conflicting demands
    • Possession of a valid BC driver’s license
